    What is the height ?
you will need a building permission from Corporation,
and the local Airport Authorities depending on the height.
Consent from the Flats association ( if it is multi flat complex )
A legal document has to be registered , giving ownership rights to the cellphone company.
Were you given an offer ?

Another offer is to install a small dish Antenna on top of the building for Broadband WIFI companies. ( like for DTH) .
ZYLOG normally gives free internet to all the flat owners.

typically it depends on place, co, and locality, size of users etc... typical town guy can make something like 25000/- per month and a job ( tower care taker) , so its like that.. there are legalities which are thoroughly to be seen through. usually tower renting on terrace is very profitable(cause you dont require any installation , they do themselves) but at times electricity is gone, their big gensets (which work automatically after power cut).. their people can come anytime to see your roof when something happens and you cant just say no!!!..

there is also a time boundation before which you cannot deny them your roof.

and yes all the above legalities too as essbebe mentioned

Yes. Called WI5 here. ( zylog associates )
    offered a year back.
or may be "TIKONA" "etc elsewhere.
The height available in my flat complex was only 25 feet AMSL . Even then we decided not to accept the offer. ( only four flats
    If interested google Zylog.

    Sorry for being so late,

yes we were given an offer by bsnl.
ours is an independent house so no need of others permission.
i hope legal formalities will be looked over by the company itself.

if this does'nt work i will definetly try for ZYLOG

    Co - BSNL
    Locality - Hyderabad
the guy did not mention anything about tower care-taker

Should i strictly negotiate for 20,000-25,000

The lease agreement should not be for 99 years.
You are dealing with a Semi Govt Organisation. Consult your own Lawyer, and check the conditions of lease.
Ensure Tower and equipment INSURED by BSNL against theft / damage etc.

Read carefully, any Legal Document , before signing it.
Ignorance of the terms & conditions is not acceptable in Courts.

Better you post in brief the conditions of lease, before signing it,
here for clarification by members .
    BSNL can share the tower
with other/s without your permission. ( No benefit to you )

Any advice/suggestion regarding legal matters ,neither me (or this forum )is liable for any future claims/damages

you may put an advertisement in local papers. if other ISP's specially like Tikona or Zylog ( WI5) are active in your area
maybe BSNL is the only interested party.

1.Avoid the term "RENT" in all documents.
2.Check up IncomeTax liability for the lease amount received per year ( may work out to 30 %). BSNL will deduct it each month.
Hope you have Income Tax PAN registration.
I was told by my Legal Advisor, that any Lease agreement exceeeding 11 months validity has to be Registered ( stamp paper. registrar etc )
If not done , cannot be termed a valid agreement

Better to consult a Lawyer/Auditor/I.T consultant before signing any Legal Document/Agreement.

Yes you can strictly say for 25000/-or more(considering HBad a metro)and yes avoid the term rent. Bsnl is a semi govt so they have all things done on paper than and they are less negotiable. Try looking on some other operator. You can fill up with ads in newspaper.

these people BSNL are not willing to pay more than 10,000-12,000 yaar.

i don't see any point to accept getting cancer at that rate.

    Thumbs down

any one who is planning to go for tower must know this...
--for rent u will have to pay Property Tax (in hyderabad 30%) .
...plus u will lose another 1000/2000 for income tax.

So, even if U r lucky and can negotiate for a rent of 20,000...
u will actually get only Rs. 13,000/ 12,000

So....keep this important point in mind before taking a decision.

Can you please inform what term to be used in place of rent? What is the implication?
