    Smile Property discussion

    Do you know its such a great time to invest in properties in US as you can actually get an okish 3 bedroom house for less then $100k in suburban areas and the prices will shoot through the roof in a year or two.
    There is hardly any place left in USA where your mortgage would be higher then the rent income you would get from a house as the rent to price ratio has changed a lot in the last 2 years

    I realize this. But I have no credit history in US and no one will thus give me any loan. Also I am neither a citizen, nor a H1B or L1A/B or GC holder. I have no bank account here. My visits are purely company business.

    You dont need to be an income tax payer in USA... You just need proof of income and a 25%+ downpayment will actually get you a loan without proof of income.

    But it wont be a good idea to buy a property if you dont have friends or family who can take care of it for you for renting or just keeping it empty

    No. But I do need a credit history for a loan. After having left USA for good in 1998, I have no crdit history. The credit history during that period was also not too great either.

    And yes. I have no relatives here who can "care" for the property.

    But I have invested in property in Pune. I purchased my second flat in 2004. Here is the picture (floor map):

    Thats such a nice layout I am sure it would cost a fortune to buy such a flat.

    Rs. ********* all inclusive in 2004. It was a fortune then and still is. But I got it at a good rate (considering the ridiculous prices that exist even now) - Rs. **** per saleable square foot.

    p/s. Saleable square foot includes the total area of the whole building including common area. The formula is as follows:

    Built-up area = carpet area x 1.15
    Saleable area = Built-up area x 1.2

    Well if you buy your doughnuts and coffee from Dunkin then I can assure you that some of the profits actually make their way to India

    to buy the good property it is required to analyze the market before investment and find the attractive and charming location of the property. while buying the overseas property check and verify all the required documents needed.
